 EMPTY NESTERS EAGER TO DOWNSIZE AS CHILDREN LEAVE HOME, COLDWELL BANKER SURVEY REVEALS View All

(IRVING, TX – July 27, 2008) – Homebuying and selling in America is fueled largely due to a preponderance of lifestyle events. Many of the nation’s 78 million baby boomers are entering a new phase in their lives as empty nesters. Sixty-six (66) percent of Coldwell Banker real estate professionals, including those with Coldwell Banker Residential Brokerage – Dallas/Fort Worth (CBDFW), who were recently surveyed report an increase in home purchases from the empty nester demographic over the last three years.
 
The desire to downsize is the reason cited by empty nesters as the reason for a move, according to more than half of the Coldwell Banker professionals surveyed. This Coldwell Banker survey reflects current trends reported by those at the forefront in Dallas/Fort Worth with homebuyers and sellers.
 
“Clearly the baby boomer demographic is making powerful waves across all areas of North Texas and U.S. culture,” says Sue Meyer, president and chief operating officer of CBDFW. “In many instances empty nesters are no longer content to remain in the same home from marriage to retirement, and our real estate experts are seeing this impact in Dallas/Fort Worth.”
 
Ms. Meyer also noted that baby boomers appear to understand the “true” value of their home.  “There has been a tendency in recent years to equate the buying and selling of homes to a short term investment like a stock portfolio”, continued Ms. Meyer. “It was encouraging to see baby boomers understand that while a home is a great long term-investment it is first and foremost a home.”
 
Benny Bulger, sales professional in the Flower Mound office of CBDFW, has recently helped three different empty nesters.  He recently assisted Domenic Capozzi to plan to sell their home in Flower Mound. Mr. Capozzi is building a patio home now and says he wanted to downsize especially since his children are on their own. 
 
“Coldwell Banker and Benny have been very helpful in assisting me to find the right home in this stage of my life,” says Mr. Capozzi.
 
Other CBDFW professionals note the same trends with empty nesters. Shelly Hammer and Martha Miller, both of the Coldwell Banker Previews International Office of CBDFW in Park Cities, helped clients interested in locating the right home. 
 
Ms. Hammer helped a prominent Dallas doctor and his wife find a condominium in North Dallas. Her clients believe she did an excellent job and feel she helped them discover an ideal location where they could be active in the community and near their family.
 
Ms. Miller finds this survey to ring true in the metroplex. “There is a clear spike from boomers downsizing or changing homes once children are out of the house and we expect this trend to grow over the next few years,” she says.
